This attractive stone built farmhouse has been completely and immaculately restored. The owner has used authentic Tuscan materials, such as cotto floors, beamed ceilings, and exposed brickwork. The wooden flooring on the second floor is handmade. The interiors are particularly light and have been equipped with modern comforts such as air-conditioning in the bedrooms and wifi internet connection.
The swimming pool 6 x 12 mt (1,20-1,80 mt depth), is located 50 metres from the house, close to a patio with barbecue and pizza oven, ideal for evening meals. The pool is reserved for the guests. Children in or around the pool must be under adult supervision at all times.
This property also benefits from a large, flat garden, completely fenced and surrounded by trees, making Brocco an ideal place for families, the children being able to play around outside without dangers.
On the other side of the house, the comfortable kitchen opens onto a veranda, ideal for al fresco meals. The location of the house is very convenient for visiting the main Tuscan towns. It is only 12 km from the centre of Lucca and, being only 6 km from a motorway exit, it is also possible to reach Florence in less than 50 minutes, and both Pisa and the beaches in half an hour.
The house is on three levels and consists of:
Ground Floor: Covered patio, big kitchen/dining room, sitting room, bathroom with shower.
First Floor: Two double bedrooms, bathroom, single bedroom, bathroom with shower only, small terrace.
Basement Floor: Double bedroom, bathroom with shower only. This part of the house has also an independent exit onto the garden.

Virkelig dejligt, charmerende og rummeligt hus med privat beliggenhed på stor grund! Skønt med den store have, verandaen foran huset og terrassen med grill og stenovn. Super charmerende med de mange oliventræer på grunden.

Poolen var helt perfekt i størrelse og dybde. Dejligt med klinker og træ på gulvene og skønt, at der var så mange badeværelser. Her var stort set alt, hvad du har brug. |

Villa with private pool just 10 km from Lucca. Wifi. 600 mt. to supermarket. Child-friendly outdoor areas. The nature around the villa is beautiful and is characterized by vineyards and olive groves. In the same area are the beautiful, ancient "Ville Lucchese"; aristocratic family's impressive summer residences, which are now open to the public. Some are still inhabited so that only the park can be visited while others work as a museum. It is easy to get to the house which is located a bit on the outskirts of the village and before the road starts climbing uphill. The villa is surrounded by a 1000 m2 large, flat and very child friendly garden, completely fenced. In the garden next to lives the helpful owner. The 7 x 14 mt swimming pool with a varying depth from 1.20 to 2.30 mt. is located about 30 meters from the house. The swimming pool is completely private and is not shared with anyone. Around there are comfortable sun loungers and umbrellas and there is a small Jacuzzi tub which can be used max 1 hour per day without payment. Children in or around the pool must be looked after. To reach the pool, you have to walk out of the fenced garden and cross a small road. This makes the place extremely child-friendly because the children can play in the garden without the risk that they will approach the pool. Vivi is very spacious and bright. It is divided as follows: Large entrance hall, a bathroom with shower, along three steps you come down to the living room with sofa and TV, a large well equipped kitchen with dining area and fireplace (gas stove, oven, large fridge with freezer, dishwasher, microwave, kettle, American coffee maker, toaster). A dining room with large windows facing the garden. On the first floor there are three double bedrooms, a twin bedroom, two bathrooms and a storage room. Direct access to a large furnished terrace, perfect for outdoor dining at all times of the day since it is covered. Barbeque available. Internet wifi. Fans. Baby bed and high chair. Access to washing machine, dryer and iron. Parking. The owner kindly asks guests not to smoke inside.
